I understand that selling your property can be an uncomfortable situation. My job is to make this process as easy as possible to get you what you want: the best price with the least amount of inconvenience to you.
Discussing your needs Obviously, one of the first things I need to know is why you are considering selling your property. What is the address of the property that you are considering selling? Are you upsizing or downsizing? Are you experiencing any financial worries that might lead you to think about selling? Perhaps I can lead you in a direction where this might not be necessary. I also will ask about your anticipated timelines and any future plans.
Viewing the Property Estimating the value for your home is one of the most important jobs. It’s critical that I have a chance to see inside as well as the exterior. I than can analyze your home and compare it to other, similar houses for sale or recently sold in the neighbourhood. I will also discuss current market current conditions and those anticipated for the future.
Should you renovate before listing? It depends. Many sellers renovate their home before listing it, but then are disappointed because they don’t get the full return (and more) than they were expecting. What’s even more frustrating is that, after the closing, the sellers discover that the new owners undid all the work that they had done. Please consult me as to what it is that you think should be done before doing it. It’ll save you time, aggravation, and money. However, some improvements should be made to your home to bring it up to show quality which can lead to greater value. It all depends on the condition of your house to start. At this point, I’ll recommend a price range and let you set the final asking price.
Setting the Right Price
Your property sells faster, because it is exposed to more qualified buyers.
Your home doesn’t lose its “marketability.”
The closer to market value, the higher the offers.
A well-priced property can generate competing offers.
Real Estate Professionals will be enthusiastic about presenting your property to buyers.
Once you have made a decision, I’ll measure your house room by room and ask many questions to familiarize myself with your property. It’s so important to me to know your house – the product – inside and out so I can field any questions that buyers’ may have. Then it’s time to market and advertise your home and let my experience work for you.
